As your real estate agent, my goal is to help you receive top dollar for your home. A big part of making this happen is pricing your home competitively and seeing how the market reacts. A lot of factors go into pricing your home but rest assured, our goal is to help you receive top dollar.
Using a captivating home description and exterior photos we'll run Facebook, Zillow and Instagram ads to promote that your home is coming to market very soon. Based on the performance of these ads, we'll know if a price adjustment is necessary before it officially hits the market. We'll also put a "Coming Soon" sign in your yard to let the neighbors know your selling and we'll put mailers out to the area to help build awareness.
While the coming soon promotions are running, we will prepare the interior of the home. We'll start by bringing in a professional stager if necessary and capture the home's beauty through HD photography and drone images.
Once your home is on the market and show-ready, our marketing strategy will kick into high gear. We'll create a featured listing page on our website, promote your home on Facebook and Instagram and send out emails to our database full of prospective buyers.
We'll host an open house during the first weekend your home is on the market and every week you'll receive a marketing report that includes the performance of each advertisement, how your home is performing on Zillow and Realtor.com, all feedback received on your home, and any market changes.

When there is an offer on your home and a contract comes in it's important to know as much as possible about all parties involved. I research the agent, the interested buyer, the lender, and the title company. Having a comfort level with all parties ensures that everyone will play fairly in the same sandpit.
During this time it's important to understand the Net, Terms, and Risk of selling. The Net is exactly how much you'll bring home at the time of closing, the Terms include the cost of closing, inspections, financial contingencies, etc., and the Risk simply means we take precautionary measure to ensure you're protected when the contract is accepted.
