We'll meet for a Buyer Consultation so I can explain how the buying process works and help you determine what you want and need in a home. Before we dive into looking at homes, we'll need to discuss your budget and make sure you're pre-qualified for a loan. My mortgage partner will do a full review and determine what you'll be able to borrow. This will help you feel confident about the price range you have to work with.
Most agents send their home buyers listing alerts of new homes when they come on the market. I like to do things differently. At this point in the process, I know your likes vs. dislikes and your needs vs. wants. I personally screen every new home on the market and only send you homes that fit your criteria. There is no need to waste time looking at a home that's never going to be "the one".
When one of the homes I send you catches your eye, we'll schedule a virtual or in-person showing which gives you the time and privacy to safely get a feel for the home.
Finding the perfect home is great, but if you don't have an agent that's proficient in negotiating you risk losing out on your dream home to another buyer. When you're ready to make an offer, I'll present a competitive written offer to the seller. If negotiating is necessary don't worry, I'll take care of everything.
The home is yours... almost! Once your offer is accepted, inspections and appraisal need to happen. The appraisal guarantees that the price of the property matches the condition of the property while the inspection makes sure that everything in the home is functioning properly and there are no major issues inside. At settlement, be prepared to go through the final paperwork and sign your name a lot! Don't forget to bring your ID and wire your down payment funts. After multiple signatures and a hand cramp or two, the signing will complete and you'll be handed the keys to your new home! Check out this video for our strategy for winning contracts.
