- Select the Right REALTOR. Not all licensees are REALTORS who are subject to the National Association of Realtors Code of Ethics. Does the agent have a track record? Do they have testimonials and references? Have they invested in their career and education? Have they elected to be with a company that has a great reputation and aids them in providing world-class customer service? Or, have they cut corners, thinking you won’t notice? Besides experience, do they have the tools and technology and marketing power to deliver? If they make a mistake, will their company be there to stand behind their work? Are they a skilled negotiator? Who is best suited to represent your interests?
- Price Based on the Market, Not Emotion. Unfortunately, the Buyer just does not care about your problems or what you need from the sale of your property. They comparison shop, it’s just that simple. Besides, even if someone is willing to overpay, their lender wants to know that the property supports the loan. Over-improvements do not support value. It’s tough to be weeks into the process only to have an appraiser kill the deal or force you to a lower price. Over-pricing often results in wasted time, additional expenses and payments, and a shop-worn property.
- Have the Right Marketing Plan. Besides price, the property must show well. Hard selling turns buyers off, so it’s best that you not be present during showings. Does your agent offer professional property Feature Brochures, exposure through advertising such as television, billboards, and newspaper advertising, and great presence on the Internet? Do they have their own Internet site to highlight your property? Can they offer you a written plan and proof of the ability to perform? Remember, open housings and newspaper advertising account for less than 5% of sales. Your agent’s reputation in the market and relationships based on experience and trust may well be the most important part of your marketing.
- Know Your Rights and Obligations. Have the purchase agreement and other documents explained to you in detail in advance. What are your liabilities for disclosure, lead based paint issues, Fair Housing, and myriad other things? Should you have a Home Inspection up front? Should you have the property appraised and inspected for termites before you have a buyer? Should you offer a Home Warranty to possible buyers? What’s the process? How do you ensure that you are informed and in control?
- Keep Control of Your Emotions. Uprooting your family is tough enough. Making decisions clouded with emotion only makes it tougher. Who is the right agent? What are their credentials? When do I need to move? How much marketing time can I afford? What happens if I overprice? Should I take the first offer seriously? When will there be another? What are my risks, obligations, and liabilities? Will it close on time? Am I fully informed? All of these issues require clear thinking. It’s my job to worry so that you don’t have to!
