Use the Services of an Experienced REALTOR. Some buyers believe that using a REALTOR as their advocate/agent costs them money. Some believe they will be able to negotiate a better deal directly with the seller or seller’s agent. This can be an expensive mistake. As A REALTOR, I am subject to the National Association of REALTORS Code of Ethics. Without representation, how do you know if you’ve seen the property best for you? In negotiating how do you know if you have complete information? The Seller’s agent has an obligation to get the best deal possible - for the seller! My experience counts! Avoid costly mistakes and make your home buying experience the best it can be.

Get a Comparative Market Analysis before Making an Offer. Before you make an offer to purchase, you need to have a good idea what the market value is to ensure you do not overpay. I can prepare a Comparative Market Analysis showing what similar homes have recently sold for, and the typical difference between the asking and selling prices. Shouldn’t you have the same information as the seller? I am an expert in preparing CMAs.

Use the Best Negotiating Strategy. Some buyers believe they should always “lowball” the offer. This often upsets the seller and kills the deal. How would you feel as a seller? An experienced agent knows market conditions and can recommend the best approach. Besides, their reputation in the marketplace can often help to get your offer accepted. I have worked hard to learn from experience and from training and to be respected by my peers.

Understand the Purchase Agreement and Protections such as a Home Inspection. An experienced REALTOR can walk you through this mine field of unknowns, poorly written or missing clauses, contractual obligations, and the like. You don’t want surprises hurting you and your family. I take great pride in this because I want to earn your future business.

Turn Yourself into a “Cash” Buyer. If you provide proof to the seller of your ability to get a loan along with offer, you often save yourself lots of time and money. Sellers will usually be more negotiable if they know you are pre-qualified. I can guide you through this process. The peace of mind and negotiating clout are worth it!
